The portal will tell you River Hills Plantation had a May 2026 median list price around $537,000. That number is accurate, and it is also close to useless. Inside a single 24-hour gatehouse on the South Carolina side of Lake Wylie sit roughly 1,100 homes and condos, three distinct pricing tiers, a 129-unit condo enclave with its own pool, and a build vintage that makes renovation status matter more than the address on the mailbox.
Buyers comparing River Hills to newer Lake Wylie communities usually arrive with the wrong question. They want to know if River Hills is "worth it" at the median. The better question is which River Hills you are actually shopping.
The friction that shows up before closing
Before pricing, know what you are buying into. River Hills was planned in the early 1970s by the Sea Pines Development team out of Hilton Head, and the community still runs like a small, rule-bound resort town.
Exterior changes go through an Architectural Review Committee. Tree removal on your lot requires a permit from the River Hills Community Association unless the tree measures less than six inches in diameter three feet off the ground, or sits within ten feet of your house. If any portion of your lot falls inside the 50-foot buffer York County maintains around Lake Wylie, you will also need a permit from the county and, depending on the tree, Duke Energy. Golf carts have to be registered with both South Carolina and River Hills, drivers must be at least 16, and cart use ends at dusk even if the cart has lights. Guests can only enter through the Front Gate. The West Gate is for barcoded residents.
None of that is a reason to avoid River Hills. It is a reason to price your first landscaping or dock project realistically and to read the covenants before you write an offer.
